Archco

Architectural design across Otago.

From vineyard homes in Central Otago to hillside sites in Dunedin, we design across Otago from our Christchurch studio. Our Lake Ōhau retreat in the Waitaki District shows how we respond to Otago's landscapes and climate.

Archco's Lake Ōhau retreat in the Waitaki District

Why Archco in Otago

Climate-specific design

Central Otago's hot, dry summers and hard frosts call for careful shading, thermal mass and insulation. We design homes that stay comfortable in both extremes.

Hillside and heritage experience

Our steep-site and heritage work in Canterbury, from Scarborough to Greta Valley, translates directly to Dunedin's hills and older homes.

A clear remote process

Studio meetings, online design reviews and site visits at the key milestones keep your project moving without you needing to travel.

Work that travels

We design for sites across New Zealand, and the approach is the same wherever the land is: start with the landscape, the climate and the way you want to live. A few recent homes show how that plays out.

Local planning

Planning and building in Otago

  1. Central Otago

The Central Otago District Plan includes rural and landscape controls that affect where and how you can build, especially near vineyards, lakes and ridgelines.

  2. Dunedin's district plan

Dunedin's Second Generation District Plan (2GP) sets zone rules, heritage protections and hazard overlays, including for hillside and coastal sites.

  3. Waitaki

The Waitaki District stretches from the Ōamaru coast to the lakes. Heritage areas in Ōamaru and rural landscape areas inland each come with their own requirements.

03 questions

Questions we're often asked

Do you work in Dunedin and Central Otago?

Yes. We design throughout Otago from our Christchurch studio, with site visits at the stages that matter.

Can you design for a hot, dry climate as well as a cold one?

Yes. Orientation, eaves, shading and thermal mass are designed together so the home stays comfortable in Central Otago summers and winters.

Who manages the consents?

We prepare the resource and building consent documentation and coordinate the engineers and specialists your site needs.
